SELLER GUIDE · A PRACTICAL GUIDE

Your rental has a history. Bring that into the sale.

A rental sale involves more than preparing rooms for photographs. We help organize the property, tenancy and transaction details so you can decide how to move forward.

01 / SELLER GUIDE

Start with the agreement already in place.

Before setting a listing date, collect the current lease, amendments, deposit records and any notices or outstanding maintenance requests. Tell us who occupies each space and whether any arrangement is informal. Missing paperwork is something to resolve early, not a detail to leave for escrow.

Selling does not give us permission to promise a vacant property. The California Attorney General's landlord guidance explains state protections and the possibility of additional local rules. Have a qualified attorney review the tenancy and any proposed changes before making commitments to a buyer.

02 / SELLER GUIDE

Make the operating picture easy to follow.

Put actual collected rent, owner-paid utilities, insurance, maintenance and other recurring expenses into a simple property summary. Separate historical results from any estimate of what a future owner might collect. A proposed rent belongs in a clearly labeled scenario, not in the current income column.

Include invoices for major work and identify expenses that were unusual that year. We can help present the information clearly, while buyers and their advisers verify it. Accurate records give a serious buyer more to work with than an attractive income headline alone.

03 / SELLER GUIDE

Plan access around people who live there.

Photography, inspections and showings need an agreed process that respects the occupants and applicable entry requirements. Discuss timing, communication and privacy before the first appointment. We can coordinate the marketing schedule around that plan rather than treating an occupied rental like a vacant listing.

Decide which property details and documents can be shared publicly and which belong in a controlled transaction file. Tenant contact information, financial records and personal belongings do not need to become marketing material. A clear process helps everyone know what to expect.

04 / SELLER GUIDE

Understand what a sale leaves you with.

A suggested sale price is different from estimated cash after loan payoff, selling expenses and taxes. Ask your tax adviser to review the property's acquisition, improvement and depreciation records before you decide how to use the proceeds. Bring the accountant's questions into our planning conversation.

We can prepare the real estate side of that comparison and discuss timing, preparation and buyer feedback. Start by sending the property address and your reason for considering a sale. Whether you want less responsibility or capital for another project, that goal should shape the plan.
