INVESTMENT GUIDE · A PRACTICAL GUIDE

Give each option its own set of numbers.

Selling now, improving before a sale and holding a rental can lead to very different outcomes. We help you compare the choices without assuming that more construction always means a better result.

01 / INVESTMENT GUIDE

Establish what happens if you sell today.

Start with a realistic sale discussion based on current condition and relevant comparisons. Estimate selling expenses, loan payoff and the time involved. That gives you a starting point for judging any renovation proposal; otherwise, every option gets compared with a number that was never tested.

Ask your tax adviser what information is needed to estimate the tax consequences. We can help with the property and transaction assumptions, but the amount you keep depends on more than the sale price. Put uncertain figures in a separate column so they remain visible.

02 / INVESTMENT GUIDE

Treat an improved sale as a project with an exit.

For the renovation-and-sale option, identify the proposed scope, cost range, likely duration and estimated selling expenses afterward. Include the cost of owning the property during the work and sale. A higher future sale price does not by itself establish a worthwhile project.

Run a less favorable version as well: work takes longer, the final cost is higher or buyer demand changes. Decide in advance which changes would cause you to reduce the scope or stop. We can help compare the property assumptions while qualified professionals establish the construction details.

03 / INVESTMENT GUIDE

Test the rental as an ongoing responsibility.

A rental comparison needs realistic income assumptions and recurring expenses, along with allowance for vacancy, maintenance and larger replacements. Add financing and any management costs appropriate to your arrangement. Ask whether the remaining cash flow and responsibilities fit what you want from ownership.

Tax treatment belongs in that review too. IRS Publication 527 covers residential rental income, expenses and depreciation; your tax adviser should apply those rules to your situation. Don't treat a possible deduction as spendable cash or count an unverified rental estimate as guaranteed income.

04 / INVESTMENT GUIDE

Choose for the life you want after the project.

A sale may free capital and time. Keeping the property may suit a longer ownership plan. Renovating may make either path more workable, or introduce more uncertainty than you want. Put your available time, cash reserves and tolerance for interruptions beside the financial comparison.

Bring the address, current loan information, known condition issues and your preferred outcome to our conversation. We can help build a comparison with clear assumptions and identify which answers need a lender, accountant or project professional. You don't have to choose the most ambitious option for it to be the right one.
