LOCAL GUIDE · A PRACTICAL GUIDE
Know what serves the property before you plan its future.
For a Templeton purchase, the home is only one part of the picture. We help connect your goals with the property's records, service questions and practical responsibilities.

Start with the parcel and its services.
A Templeton address does not answer every utility question. Identify the parcel, confirm its providers and ask how the existing home is served. If your plan includes additional living space, separate current service from the review needed for a new use.
The Templeton Community Services District's engineering page provides a district boundary map and applications for water and sewer availability and will-serve inquiries. These resources help frame a request; they are not a blanket commitment for every property or proposal. Ask the District what written confirmation your particular plan requires.
Keep planning and utility answers together.
San Luis Obispo County publishes Templeton planning documents, including the community and design plans. County planning review and service-provider review answer different questions. An encouraging answer from one does not settle the other.
For a renovation or ADU idea, keep a simple record of who answered each question, the address reviewed and what remains outstanding. We can help coordinate that process so your property decision reflects the information collected, instead of a chain of informal assumptions.
Choose an amount of property you want to maintain.
If the search includes homes with more land or detached buildings, think about the work as well as the space. Walk the access routes, discuss drainage and maintenance with the inspector, and ask who is responsible for any shared features. If a private system serves the property, arrange the appropriate specialist review.
We also want to understand your week. How often would you use the extra space? What needs to be close by? A property that suits a weekend visit may need a second look as a full-time home. Compare your expected responsibilities alongside the purchase price.
Bring the records forward when you sell.
Utility information, improvement permits and service history can be useful parts of a seller's preparation. Put the documents you have in one place and identify what is missing. We can help determine which questions to resolve before marketing, rather than waiting for a buyer to discover them.
Your listing should make the home's current features understandable without assuming a future addition will be approved. Tell us what you have, what you have changed and when you would like to move. That gives us a practical starting point for pricing, presentation and the next conversation.
A useful next step.
