INVESTMENT GUIDE · A PRACTICAL GUIDE

Plan the refinance before relying on it.

Finishing an ADU or renovation can open a new lending conversation. We help organize the property information and coordinate next steps, with the lender and appraiser making their own decisions.

01 / INVESTMENT GUIDE

Ask the lender what the finished project must show.

If your investment plan depends on refinancing, speak with lenders before committing to the work. Explain the existing property, proposed improvements, intended occupancy and rental use. Ask what documentation, completion status and timing their programs require, and whether those requirements could change.

Do not build the project around a promised future appraisal or assume you will recover all the money invested. Test whether you can carry the property if the refinance is delayed, smaller than expected or unavailable. We can help keep those assumptions visible while you evaluate the purchase and project.

02 / INVESTMENT GUIDE

Make the work easy to document.

Keep permits, final inspection records, approved plans, invoices and a clear improvement summary together. Distinguish repairs from added or changed space, and note when each part was completed. The purpose is to provide accurate information, not to tell an appraiser what value to reach.

If an ADU is part of the project, ask the lender how it will evaluate the unit and any rental income. A completed unit, an unsigned rent estimate and an occupied rental are different facts. Organize the supporting records that apply to your property rather than assuming one will stand in for another.

03 / INVESTMENT GUIDE

Compare the loan beyond its monthly payment.

Ask for the new loan amount, rate, term, closing costs, cash required or received and total payment. If a lower payment comes with a longer repayment period, understand that tradeoff. Compare proposals using the same assumptions and ask which figures can still change.

For covered consumer mortgages, the CFPB's Loan Estimate guide explains the standardized disclosure. Some investment financing follows different rules; ask the lender which disclosures apply. Have your lending and tax advisers review the implications before deciding whether the new loan serves your goals.

04 / INVESTMENT GUIDE

Keep the next project separate until the funds exist.

Projected refinance proceeds should stay separate from available capital. Avoid scheduling another purchase or construction commitment around money that has not been approved and closed. Update the plan when actual terms are available, including the reserve you want to retain afterward.

Our role is to connect the property decisions, project records and lending conversations so you have a clearer next step. Send us the address, what changed and what you hope refinancing would accomplish. We'll help organize the real estate side without treating approval, value or cash-out proceeds as a certainty.
